Terms and conditions

1. Who you are dealing with

These terms cover quotations, design work and building contracts with Esteticarit Ltd, company number 16874529, VAT number GB731582457, trading as Esteticarit Homes, School Ln, Litherland, Liverpool L21 7LX. A signed building contract may add terms for your plot; where they differ, the signed contract applies.

2. Prices and quotations

Prices on this website are starting prices and not offers. Ready design prices assume a clear, level plot with normal ground. A written quotation follows a site visit and ground investigation, is valid for 60 days, and lists what is included and excluded. Abnormal foundations and service connections are priced separately.

3. Design fee and contract

Drawings and the planning application start once the design fee of £2,400 is paid; it is deducted from the build price if you go ahead. The building contract is formed when both parties sign it.

4. Stage payments

We invoice in stages as work is completed and signed off: 15 per cent at foundations, 30 per cent at the roof slab, 25 per cent when weathertight and 30 per cent at handover. We never invoice ahead of the work done.

5. Changes and delays

Changes are priced in writing before they are made. Dates can move because of weather, ground conditions or planning and building control decisions; concrete is not poured below three degrees without protection. We tell you as soon as a date moves.

6. Cancelling

If you sign away from our premises, the Consumer Contracts Regulations 2013 give you 14 days to cancel without a reason. If you ask us to start within that time, you pay for work already done.

7. Quality, warranty and law

We build with reasonable care and skill as the Consumer Rights Act 2015 requires. Every house carries a ten year structural warranty from an independent insurer and two years on finishes. These terms are governed by the law of England and Wales.
